OWNER INVOLVED - YCS has successfully worked with Owner Involved
Builders as a designer, material supplier, construction coordinator and
consultant helping new homeowners build 800 to 4,000 sq. ft. homes at
great savings.
CUSTOM PLANS ARE WELCOME! We have a 55 standard plan library that
can be modified to meet your lifestyle. Or we can use your plans or
clippings from a newspaper or magazine. If you like, we can design your
home from scratch, at no extra charge.
HAVE IT YOUR WAY - We will help you design your home the way you
want it - not how we think you should have it. Although we offer
suggestions and opinions, ultimately it is your home and you will have
it the way you want it.
PANELIZED CONSTRUCTION - This is
essentially an "off-site" stick built home. As an owner builder, your
construction risks are greatly reduced. Your home is engineered and built
by the staff at Forest Homes. Your dependence on skilled field labor is
minimized. Construction time can be compressed to as little as 90 days
for turn-key construction.
COMPLETE
PACKAGE - YCS supplies approximately 90% of the component parts
needed to build your new home. Our building packages include: framing, siding, roofing, doors and windows, interior trim,
cabinets, floor coverings, plumbing & electric, etc. (see our
specifications page)
UNDER YOUR CONTROL - You control "what" and "how" you want things
done! If you just want to purchase the building package and do the
entire project yourself, you can, thereby saving more than 15% .
CONSTRUCTION COORDINATORS - If you would like us to assist you as
"Construction Coordinators" we will. Here is how we do that:
1. We "competitively bid" the rest of the work: basement, electrical,
plumbing, etc. We show you those bids, discuss the pricing of each one, and we assist
you in choosing who you want to do the various jobs. In fact, you can even do the painting, interior
trim, or other work you feel qualified to do for even more savings. The more you do, the
more you save!
2. As work begins, we coordinate the different subcontractors to keep
your home on schedule. We visit your job site as work progresses to
inspect the sub-contractors work to assure you receive the quality you
want and deserve.
3. When the work is done, we re-inspect the various sub-contractors work
and compare their bill to their bid to make sure there are no
unauthorized cost overruns. After inspection, we submit their bill to
you for direct payment to each sub-contractor.
4. In addition to all of this, we will pass on all wholesale and discount
savings that we receive from numerous suppliers throughout the area,
e.g. plumbing fixtures are marked up 35 - 40%, electrical 40 - 50% and
so on.
You will also receive our discounts on appliances, flooring and etc.
